Construction Manager

Role Summary

The Construction Manager will oversee and manage all Beyond on-site construction activities, ensuring that work is completed on time, within budget, and in accordance with the approved designs and specifications, and aligns with BEYOND’s high-quality standards.

Key Responsibilities

  • Receive all drawings from subcontractors and review them to ensure alignment with project specifications.
  • Oversee day-to-day construction activities on-site, ensuring the project progresses as per the approved schedule and design.
  • Conduct regular site inspections to monitor the progress and quality of construction work, and report to the Project Manager.
  • Approve the completion of each construction stage before allowing the next phase to commence.
  • Inspect the delivery of construction materials to ensure compliance with project specifications and quality standards.
  • Conduct inspections at material factories to verify materials match approved specifications before dispatch.
  • Monitor and approve materials used on-site, ensuring they meet quality standards and match project requirements.
  • Verify subcontractors provide accurate information regarding ready materials and follow up on discrepancies.
  • Coordinate with the procurement team to ensure finishing items, such as furniture and appliances, match approved selections.
  • Cross-check final purchased furniture and appliances against the approved list to ensure compliance.
  • Highlight delays to the main contractor and issue delay notification letters, providing possible solutions to resolve issues promptly.
  • Arrange inspection meetings to review and approve mock-ups and samples as needed.
  • Act as the consultant in the absence of the interior design (ID) consultant, resolving design and construction issues.
  • Identify, fix, and manage construction snags during the Defects Liability Period (DLP) to ensure timely resolution.
  • Receive snags from property owners via CRM and ensure they are addressed and resolved by the relevant teams and subcontractors.
  • Ensure projects align with company policies, local regulations, and industry standards.
  • Stay updated on changes in construction laws, codes, and regulations that might impact the project.

Job Requirements

  • Education: Bachelor's Degree in Civil Engineering.
  • Experience: 5-8 years in a similar role.
  • General Skills: Attention to detail, time management.
  • Technical Skills: Basic knowledge of AutoCAD.
  • Physical Requirements: Site walks and inspections; job is site-based.
