Senior Project Manager

Responsibilities

  • Develop and maintain project plans, including timelines and budgets, with commercial, development, and design teams.
  • Oversee the project lifecycle from tendering to on-site execution, ensuring alignment with project goals and schedules.
  • Review contractor submissions (materials, drawings, method statements, subcontractor prequalifications) to ensure compliance with BEYOND standards, authority regulations, and construction requirements.
  • Evaluate and finalize material selections in coordination with development and design teams.
  • Collaborate with internal teams and external partners to ensure project alignment and resolve issues.
  • Lead teams to maintain smooth project execution and address challenges proactively.
  • Coordinate and manage design changes, ensuring timely communication to stakeholders.
  • Oversee the transition from design to construction while maintaining schedule and budget adherence.
  • Discuss procurement strategy with commercial teams and consultants; assist in technical and commercial bid evaluations.
  • Propose value engineering solutions while maintaining design vision and client expectations.
  • Supervise daily site activities, conduct site visits to monitor progress, quality, and compliance.
  • Track delivery and installation of materials, resolving delays with suppliers and contractors.
  • Ensure on-site adherence to health and safety regulations per UAE authorities.
  • Manage and review the consultant supervision team and maintain organizational charts for supervision consultants and main contractors.
  • Develop procurement and material delivery strategies in collaboration with commercial and development teams.
  • Identify risks, develop mitigation strategies, and resolve issues with internal and external stakeholders.
  • Review and validate interim payment applications, coordinating with commercial and finance teams for timely disbursement.
  • Maintain comprehensive project documentation, including contracts, progress reports, and meeting notes.
  • Provide updates to project directors and stakeholders on progress, risks, and unresolved issues.
  • Coordinate with PRO and consultants to secure approvals, permits, and NOCs from government authorities.
  • Ensure project delivery aligns with approved designs and specifications, facilitating the Taking Over Certificate (TOC).
  • Oversee snagging and resolve post-occupancy issues with contractors and stakeholders.
  • Collaborate with project teams to finalize and deliver the completed project to the client.

Qualifications

  • Bachelor’s Degree in Civil Engineering or Architecture.
  • Minimum 10 years of experience in a similar role.
  • Project management skills, basic knowledge of AutoCAD Viewer, and ability to read and manage Primavera-designed programs.
